Stewart Design & Construction Services can make your life easier and save you money by managing your project for you. With our management service you don't have to hire a general contractor. You can technically be the owner/builder, but limit your time commitment to fit with your interest in availability. We can assist you to handle all or several of the following:

• Obtain competitive bids from reliable experienced subcontractors who offer quality workmanship at competitive prices
• Contract with licensed and insured subcontractors
• Creation of a realistic project budget
• Bid evaluation and hiring subcontractors.

• Orchestrate timely arrival of subcontractors and materials
• Coordinate subcontractors with scheduling and inspections
• Locate finish materials that fit your lifestyle and your budget
• Maintain quality finish materials installation
• Subcontractor payment timing
• Continue to assist until the project is fully completed
After consulting with us, you will contract with and directly pay subcontractors. When not supplied by a subcontractor as part of their bid, you will locate and purchase bathroom and kitchen fixtures, appliances, cabinetry, windows, doors, hardware, lighting fixtures, tile, granite, flooring, mirrors and glass doors, paint colors, moldings, and baseboards. We can help you locate and select these items as part of our design consulting services.
By utilizing our management services, you will save considerable amounts of money because: there is no markup on materials; there is no markup on subcontractors; there are no general contractor fees to cover general contractor overhead and profit. Stewart Design & Construction Services is paid a flat agreed-upon fee for our management services.
You have complete control over how your money is spent. You do not have to be concerned that subcontractors or material suppliers are being paid because you pay them directly. You don't have to worry that the general contractor will run out of money in the middle of your job or just get too busy on another job to keep yours moving forward on a timely basis. As consultants we don't make money off of the subcontractors or materials, you can count on us to be your objective advocate in maintaining quality workmanship at competitive prices. Our fees are generally less than 50% of general contractor built-in markups plus overhead/profit fees.
